PHASE 1 Client Brief,
information Gathering
We work with you to define your needs and
objectives, considering the function,
character, image, space and other factors
that effect how you will live in your home.

PHASE 2 Design Stage
We call it brainstorming on paper,
developing concept diagrams, sketches to
determine the general layout, form and
overall appearance of your house and site,
size of rooms etc. Using the copy of title
of your site we can ascertain the
possibilities of northern orientation to
make as much use of sunlight, solar energy
and natural ventilation. Developments are
designed to maximize insulation thus
reducing winter heat loss.
PHASE 3 Re-assessment
At this stage we suggest you look at
placement of furniture and whether window
and door locations suit internal room use.
Consultations with you will ensure that the
designs suit your lifestyle. Amendments are
then made and final sketches are produced.
PHASE 4 Design Development
Technical details, plans, elevations and
sections through the house are then
developed with a view to obtaining a
building permit. Construction documentation
and working drawings for your design are
translated in to the technical language of
the contractor. Working drawings and
specifications detail all of the materials
to be used, where they are to be located and
how they are to be installed. All
requirements of the Building Code of
Australia and local council regulations are
adhered to.
PHASE 5 Coordination
Engineering computations for roof beams,
garage lintels, slab design and retaining
walls etc. are produced. We make all contact
with external consultants, e.g. the
engineer, to assist with any technical
information that may be required for
computations. Consulting with the client as
required.
PHASE 6 Final
We provide the building surveyor with all
the documentation necessary to obtain the
building permit. We also gain approval from
other authorities if required, such as
building over easements etc.
