PHASE 1 Client Brief,
information Gathering
We work with you to define your needs and
objectives, considering the function,
character, image, space and other facts that
effect the design of your development.

best placement of unit(s), together with
determining the slope of the land

construction, budget and schedule
PHASE 2 Design Stage
We develop concept sketches to determine the
general layout, form and overall appearance
of the development. Developments are
designed to maximize floor area and utilise
outdoor living areas. The good design guide,
Rescode and guides of the relevant council
are followed. A site analysis plan is also
drawn up and with this, taken to council for
a pre application
meeting.
PHASE 3 Reassessment
We then make any suggested changes and
discuss with you the reasoning behind
council requests.
PHASE 4 Town Planning
Town Planning drawings are submitted to the
council. The council will assess the design
of the development. The development will be
advertised to neighbours and relevant
property owners, any issues raised by
neighbours will be dealt with at this stage.
Upon submission of amended plans and
ensuring all council requirements are met
the council will issue Town Planning
Approval.Council will normally not issue a
permit without Landscaping plans,Driveway
and drainage Plans, and Energy Rating
report. Hence we need the written approval
from council, then we can finalise the town
planning requirements.
TOWN PLANNING PERMIT, MEANS YOU HAVE COUNCIL
PERMISSION AS A CONCEPT, AND NOW WORKING
DRAWINGS AND BUILDING PERMITS ARE REQUIRED.
PHASE 5 Working Drawings for building
Technical details, plans, elevations and
sections through the units are then
developed with a view to obtaining a
building permit. Construction documentation
and working drawings for your development
are translated in to the technical language
of the contractor. Working drawings and
specifications detail all the materials to
be used, where they are to be located and
how they are to be installed. All
requirements of the Building Code of
Australia and local council regulations are
adhered to.
PHASE 5 Coordination
Engineering computations for the roof beams,
garage lintels, slab design and retaining
walls etc. are produced. We make all contact
with external consultants, e.g.. Engineer,
to assist with any technical information
that may be required for computations.
PHASE 6 Final
We provide the building surveyor with all
the documentation necessary to obtain the
building permit. We also gain approval from
other authorities if required, such as
building over easements etc. |
